Huéscar and surroundings
The area around Huéscar is  of a unknown and untouched beauty, with very varied landscapes. One moment you imagine yourself on the moon and suddenly you are entering a forest, or encounter a  wonderful large blue lake. There are flat lands, hills and mountainous landscapes here. The village Huescar lies on the Altiplano de Granada, also known as the Spanish ´lake district´ because of the many large lakes in the surroundings. Huescar is surrounded by five large protected natural areas where is no heavy industry, no pollution, very clean air and a pleasant climate with alternating 4 seasons. And lots of sunshine.
If you decide to buy a house or cave house we will start negotiations with the vendors to come to a final purchase. And once your offer is accepted by the seller a reservation contract will be made with the details of the sale, the agreed price and all immovable and movable property which is included, and also the date of final completion. Your lawyer will then verify the legal issues and, once completed in a satisfactory way, you pay the reservation (usually 10 percent), which captures the sale and the property is withdrawn from the market until the date of purchase at the notary (usually 3 up to 6 months). The reservation contract is a binding purchase agreement, with some ground rules for both parties.
1. If on the day of completion, you can no longer meet the conditions of the contract, for example, you can not buy due to lack of money, you lose your deposit.
2. If the vendor on the date of completion can not deliver the property, the paid reservation is refunded to you. (and if so agreed in the  reservation contract up to twice the deposit).

N.I.E. and bank account number
Before a definitive public deed can be made at the notary, as a foreigner, you must first apply for a N.I.E. number. The N.I.E. number is a taxpayer identification number (número de Identificación Extranjeros). You will need this number in future with all sorts of contracts and official matters. This number must be requested personally by the national police, or via a lawyer. In our case, the nearest office handing out N.I.E. Numbers is in the town of Baza.
